The numbers tell the story: In 2021, the 10 states with the highest share of new-home sales in 2021 will be: Alabama, Alaska, Arizona, Arkansas, California, Connecticut, Delaware, Georgia, Hawaii, Idaho, Illinois, Indiana, Iowa, Kansas, Kentucky, Louisiana, Maine, Maryland, Massachusetts, Michigan, Minnesota, Mississippi, Missouri, Montana, Nebraska, Nevada, New Hampshire, New Jersey, New Mexico, New York, North Carolina, Ohio, Oklahoma, Oregon, Pennsylvania, Rhode Island, South Carolina, Tennessee, Texas, Utah, Vermont, Virginia, Washington, West Virginia and Wisconsin.
In the other 10 states, the share of sales will fall to 5.9%, 6.5%, 8.9% and 8.5% in 2021, respectively.
The number of new home sales per 100,000 people is a better gauge of the state’s affordability than the number of people in a household.
According to Census Bureau data, the average median home price in the nation in 2021 was $191,000, up 1.6% from 2021, and was up 1% from 2016.
The 10 states that will have the largest share of buyers in 2021: Alaska, Alaska State Park, Arizona State Parks, California State Parks (including Riverside and Redlands), Colorado State Parks and San Bernardino National Parks, Florida State Parks at Fort Walton Beach, Florida, Georgia State Parks as well as the Pacific Islands, Hawaii State Parks including Oahu and the Virgin Islands, Idaho State Parks Hawaii and the Big Island, Illinois State Parks for the Chicago area, Kansas State Parks in Kansas City and the Missouri Valley, Montana State Parks near Missoula, Montana and Nevada State Parks such as Las Vegas and Reno, New Zealand State Parks New Zealand and the New Zealand Territories, North Dakota State Parks.
In 2021 the share will be 5.7%, 7.2%, 7%, 7% and 6.3%, respectively.
The 10 states where the average number of homes sold per 100 people will be 4.5%.
The 10 largest metropolitan areas in 2021 with the largest increase in new home-sale sales: Las Vegas, Los Angeles, New Orleans, Portland, Seattle, Washington and Vancouver, Canada.
The top 10 metropolitan areas with the most number of sales in the state in 2021 in each metro area: San Francisco, San Diego, San Jose, San Antonio, San Francisco County, Los Altos Hills, Los Gatos, Orange County, Riverside, San Mateo, Santa Barbara, Santa Clara, Santa Cruz and Ventura counties.
